Sole Rutland will be the fourth SOLE community built by Edgecombe Builders Group in the Okanagan. Located on the northeast corner of Rutland Rd and Bach Rd, The SOLE brand encompasses the values of affordable, smart space living in the Okanagan. With the huge success of SOLE Kelowna, SOLE Downtown and SOLE KLO, we are excited to bring SOLE to the Rutland community of Kelowna.

When will sales and construction begin?

SOLE Rutland is NOW SELLING. Site preparation has begun and construction is anticipated to start this Winter.

When is completion scheduled?

Completion is estimated Summer/Fall 2021.

What type of homes will be available to purchase?

SOLE Rutland will offer a collection of studio to three bedroom condos ranging from 438 to over 1,000 square feet. There will also be a limited number of street level garden homes.

What are the price ranges?

The Limited Release of homes at SOLE Rutland will start at $189,900 for the Studio, $229,400 for One Bedroom homes, and Jr. 2 Bedrooms from $314,900.

What amenities will this community have?

There is an abundance of amenities within the Rutland community including the Kelowna Family YMCA, numerous sports fields, dog parks & walking trails, golf courses, a BMX track, Rutland Arena, as well as Okanagan Gymnastics Center. As such, to keep your strata fees as low as possible, there will be a limited number of amenities at Sole Rutland.

Do residents have parking?

Most homes will come with at least 1 parking stall, with a few exceptions.

Are pets allowed?

Yes, SOLE Rutland will be a pet-friendly community.

Are there any rental restrictions?

The City of Kelowna zoning Bylaws permits Short Term Rentals as a secondary use for approximately 4 months per year. Some restrictions do apply as noted under section 9.17 of the City Bylaws. There are no additional rental restrictions in the Disclosure Statement Bylaws.

What will the deposit be?

A 10% deposit will be required upon purchase.
